Selling your home yourself? Let’s look at the whole picture.
Selling without an agent can be the right choice for some homeowners. Whether you are still considering it or your home is already For Sale By Owner, it helps to understand the numbers, the workload, the market, and the options available from here.

Start with facts, not assumptions.
National statistics can provide useful context, but every home, seller, market, and transaction is different.
Agent-Assisted
NAR reported that 91% of sellers used a real estate agent in its 2025 survey.
For Sale By Owner
FSBO sales represented 5% of completed home transactions in the same national survey.
A meaningful difference — with important context.
These are national medians, not a guarantee that using an agent causes a home to sell for a specific amount more.
FSBO and agent-assisted transactions are not identical groups. Property type, location, condition, circumstances, and buyer relationships can differ. For example, NAR reports that 60% of FSBO sellers already knew the buyer of their home.
When you sell on your own, you become the team.
None of these jobs are impossible for a homeowner to handle. The question is how much of the process you want to manage yourself.
Pricing Strategist
Compare recent sales, current competition, condition, amenities, location, buyer demand, and market direction.
Preparation Advisor
Decide what actually needs to be repaired, cleaned, improved, staged, or changed — and what does not.
Photographer
Create images that clearly present the home, highlight its strengths, and help buyers understand the property.
Marketing Manager
Handle property descriptions, online exposure, advertising, social media, signs, inquiries, and promotional strategy.
Network Builder
Create exposure not only to buyers, but also to professionals, agents, referral networks, and people who may know the right buyer.
Showing Coordinator
Respond to inquiries, schedule appointments, provide access, follow up, and manage repeated showing requests.
Buyer Readiness
Determine who is seriously interested, who appears financially prepared, and which showing requests deserve your time.
Negotiator
Evaluate price, financing, concessions, inspection terms, repairs, contingencies, possession, appraisal, and timing.
Transaction Manager
Track contracts, disclosures, deadlines, inspection periods, appraisal, title work, communication, and closing details.
Schedule Manager
Fit all of it around work, family, evenings, weekends, buyer availability, deadlines, and your own life.
Marketing can include professional photography, staging, social media, signage, open houses, competitive pricing, online distribution, networking, and other ways of reaching buyers.
Negotiation happens throughout the transaction.
The highest number on the page is not always the strongest offer. Terms, financing, contingencies, timing, inspections, appraisal, and concessions can all change the value and certainty of a deal.
Professional representation can also create some separation between the seller and the negotiation itself, helping keep the conversation focused on terms, strategy, and the transaction.
The better question may be: What is the net result?
Sellers often compare the cost of professional representation with selling independently. That is a reasonable comparison — but commission or professional fees are only one part of the financial picture.
A seller handling the transaction independently may still choose to pay for photography, advertising, signage, listing services, legal or document assistance, repairs, concessions, closing-related costs, or other services depending on the transaction.
Actual costs vary by property, seller, buyer, market, agreements, and transaction.
More context.
- Comparable sales
- Property details
- Listing history
- Market activity
- Agent-to-agent exposure
- Professional listing data
Consumer websites are useful. MLS data can add another layer.
Homeowners often begin by looking up their property on public real estate websites. That is a useful starting point, but those pages may not show every property detail, listing field, historical item, or market data point available through professional MLS systems.
MLS information can include detailed property characteristics, current competition, listing history, comparable sales, and other information real estate professionals use when researching and positioning a property.
That additional context can matter when you are trying to determine not only what your property might be worth, but how it should compete in the market.
GET A SECOND OPINION →Selling yourself and hiring an agent are both valid paths.
