Should I buy or sell a home in Greater Des Moines this fall?

Fall has arrived in Central Iowa, and many homeowners and buyers are deciding whether to make a move now or wait.

The Greater Des Moines housing market is giving buyers more homes to consider than they had one year ago. At the same time, home values remain strong, and desirable properties are still moving.

That creates opportunities for both buyers and sellers—but preparation matters.

Here is what the latest local market data means if you plan to buy or sell in Des Moines, West Des Moines, Ankeny, Waukee, Urbandale, Johnston, Grimes, Clive, or another Central Iowa community this fall.

The Greater Des Moines Market This Fall

According to the latest report from the Des Moines Area Association of REALTORS®, the metro recorded the following results during July 2026:

  • 4,486 active listings

  • 1,366 closed home sales

  • 1,259 pending sales

  • A median sale price of $320,000

  • An average of 49 days on the market

Active listings increased 6.5% compared with July 2025, giving buyers more homes to consider.

At the same time, the median sale price increased 6.7% year over year, while closed sales increased 7.8%.

Homes also moved faster than they did in June, when the average was 58 days on the market.

These numbers describe the overall metro. Conditions can vary considerably based on the community, neighborhood, property type, condition, and price range.

What the Fall Market Means for Buyers

Buyers entering the Greater Des Moines market this fall may benefit from having more homes available.

More inventory can make it easier to compare communities, property features, and price points. It may also create negotiating opportunities when a property has been on the market longer or needs improvements.

However, more inventory does not mean every seller is reducing their price.

The median sale price remains higher than it was one year ago, and well-prepared homes in desirable locations can still attract attention quickly.

Before touring homes, buyers should:

  • Establish a comfortable monthly-payment range

  • Obtain a current mortgage preapproval

  • Identify preferred communities and essential features

  • Consider property taxes, insurance, maintenance, and association fees

  • Prepare an offer strategy before finding the right home

The asking price is only one part of the decision. Your complete monthly cost and long-term plans should guide what you can comfortably purchase.

Being prepared allows you to act confidently when the right property appears without feeling pressured to buy the wrong one.

What the Fall Market Means for Sellers

Fall can be a productive time to sell a Greater Des Moines home.

Buyers who remain active during the fall are often working toward a specific goal. They may be relocating, responding to a life change, or hoping to complete their purchase before winter.

However, sellers are competing with more available homes than they were one year ago. Buyers can compare properties based on condition, presentation, location, and price.

A successful fall listing begins before the home appears online.

Your preparation should include:

  • Reviewing recent comparable sales

  • Evaluating active competing listings

  • Identifying repairs or updates that will influence buyers

  • Preparing the home for professional photography

  • Improving curb appeal for the fall season

  • Selecting a price supported by current market evidence

  • Planning where you will move after the sale

An online home-value estimate can provide a general starting point. It cannot fully account for your home’s condition, improvements, layout, location, or current competition.

A property-specific market review provides a much clearer picture.

Pricing Matters When Buyers Have More Choices

The first several days after a home is listed are especially important.

That is when the property is new to buyers and receives its strongest initial exposure. If the home is priced above comparable properties, buyers may choose competing homes instead.

Repeated price reductions cannot always recreate that original momentum.

Strategic pricing does not mean giving your home away. It means positioning the property where qualified buyers recognize its value and are motivated to act.

Condition, marketing, photography, and the showing experience must all support the asking price.

Buying and Selling at the Same Time

If you need to sell your current home and purchase another one this fall, the two transactions should be planned together.

Before listing your home or writing an offer, you should understand:

  • Your estimated proceeds from the sale

  • Whether you can purchase before selling

  • How much time you need between transactions

  • Whether a sale contingency is appropriate

  • What temporary-housing options are available

  • How changing timelines could affect your move

The order of these decisions matters.

A coordinated plan can help reduce the risk of owning two homes unexpectedly—or selling your current home without knowing where you will go next.

Is Fall the Right Time for Your Move?

There is no single answer that applies to every buyer or seller.

Buying this fall may make sense when you:

  • Expect to remain in the home for several years

  • Have stable income and a manageable payment range

  • Find a home that supports your long-term goals

  • Are financially and emotionally prepared to move

Selling this fall may make sense when you:

  • Need more or less space

  • Are relocating or navigating a life change

  • Have enough equity to support your next move

  • Are prepared to price and present the home competitively

Waiting may also be the right decision. However, that decision should be based on your finances, goals, and timeline—not on trying to predict the perfect moment in the market.

What to Do in the Next Seven Days

If you hope to move this fall, you do not need to make every decision immediately. You do need to understand your options.

Prospective buyers should:

  1. Review their budget and estimated monthly payment.

  2. Speak with a trusted lender about preapproval.

  3. Identify their target communities and priorities.

  4. Request a local home search based on their actual criteria.

Prospective sellers should:

  1. Request a property-specific market analysis.

  2. Identify repairs or preparation that should happen before listing.

  3. Estimate the proceeds available for their next move.

  4. Build a realistic listing and moving timeline.

These steps can reveal whether moving this fall is realistic before you make a major commitment.
